The photos above right tell the staging story. The corner of this living room is clean, but homey, cluttered and unfocused. First, we need to determine what's actually for sale-- here, it's only the built-in, the hardwood floor and the view. Off with the duck, the chair and the lamp, maybe to another vignette somewhere in the same room. Or another room! Or storage!
Next, we maximize space, appeal, warmth and light by editing the books and knick-knacks (less is always more). We turn on the can lighting overhead and open the curtain to reveal the view. If needed, we bring in furnishings to replace or support vacant, dated or drab furniture and accessories.
Last, we deep clean the books, the shelves, the floor and the curtains so that everything shines! We gain control over rooms that have gone to the dogs, the cats and the kids! Remember: it's not your 'home as castle' at this point in the selling process: It's a beautiful asset that is for sale, on view, and reflective of your asking price. You help visitors to see the beauty and functionality, AND you get a jump on your packing! AND it's done using your existing furniture; usually, there's nothing extra to buy.
